Comps, after-repair value (ARV), new-build pro forma, rehab budgets and offer math for investors, in one calm, considered workspace.
Beds, baths, square feet and the condition it's in today.
Import recent sales. The best matches are ranked and selected for you.
A quick per-foot rate, a line-item budget, or a draft from your photos.
Flip, wholesale or BRRRR math, and a report to send your partners.
The house you're evaluating. Square footage, beds, baths and condition drive the comp adjustments.
RentCast fills empty fields only, so anything you've typed stays. Without RentCast, importing a sold-homes CSV that includes this house fills the same fields.
Import recent sales, then let CompDesk rank them. The top matches are selected automatically; tap a row's checkbox to override.
Works with Redfin's "Download All" export of a sold-homes search (filter to Sold, last 6–12 months, within about a mile). Any CSV with price, sold date, beds, baths and square feet columns also works.

Each selected comp is adjusted to match the subject (size, beds, baths, condition). ARV is the match-weighted average of those adjusted prices.
The $/sq ft adjustment is usually 25–40% of the area's price per square foot, since extra footage is worth less than the average foot. As-is value applies the subject's condition percentage to the ARV.
Use a quick per-square-foot rate, or build a line-item budget. Claude can draft the line items from photos and your notes.

Add listing or walkthrough photos and describe what you saw. Claude returns an itemized budget using Atlanta-metro cost assumptions, which you can review and edit before applying.
Work backward from ARV and repairs to what you can pay, for the exit you're planning.
MAO = ARV × buyer's % − repairs − your fee. The price to your end buyer is MAO plus the fee, which should land at or under their rule.
Assumes a 30-year refinance after repairs, using the flip tab's buy closing % and holding costs for the rehab period.
Work backward from the projected sale price to the most you can pay for a lot, with hard costs by phase, soft costs, a construction loan and your target margin. Pair it with budget drafts from floor plans.
For building a new house on a lot. Works backward from the projected sale price to the most you can pay for the lot. Turn on New build in step 1 so comps are valued at new-construction level.

Draft hard costs from your plans
Upload plan sheets: floor plans, elevations, roof, foundation and wall sections. Claude reads them and drafts a phase-by-phase budget with rough quantities. Treat it as a starting point to check against your builder's or estimator's numbers, not a bid-ready take-off.

The cost rates are placeholder starting points; replace them with your builder's bids. Interest assumes the lot is financed at closing and construction draws average about 55% outstanding over the build.
For rentals and 2–4 unit buildings. Values the property on its income: rent, minus vacancy and operating expenses, gives net operating income (NOI).
Management, maintenance and CapEx are figured on collected rent. Cash needed includes the down payment, closing costs and the repair budget from step 4. Lenders usually look for a DSCR of 1.20–1.25 or higher.

Usually the single largest line in a flip budget, and the room buyers remember. Dark cherry and granite give way to a navy island, white quartz, painted cabinets and brass.

Pale blue siding and a cracked driveway become deep green siding, black windows and garage door, stone planters with lighting and a new concrete drive.
An espresso vanity, beige tile and a drop-in tub give way to light oak, marble, brass fixtures and a freestanding tub.
